3-Minute Roof Assessment

What Will Santa Notice About Your Roof?

With Christmas just around the corner, it’s time to start thinking about welcoming Santa Claus to your home. As you already know, he uses your roof and chimney to sneak into your house, bringing presents and holiday cheer.

Is your roof up to the task this year? Are there any repairs you need to take care of before Santa comes? If you’re not sure — we are here to help. Here’s a guide with all the most common signs of a roof that needs replacing.

1.   Age

If you’re debating whether replacing your roof is the best way to go, the first factor to consider should be the roof’s age. When did you have the roof installed? If it’s been more than 20 years, it’s best to start planning a replacement job.

In case you’re not sure how old the roof is, there is a trick you can use. Namely, most houses in a neighborhood are usually built at the same time. In other words, you can gauge how old your roof is by looking at your neighbors’ homes.

If their roofs all look a lot better and sturdier than yours, it’s definitely time for a replacement. But if they look the same and are in good shape, you can hold out on a new one for a few more years.

2.   Shingles

Another important roof element to consider is the shingles. If they are deformed in any way — curled, broken, cracked, or missing — it’s time for some repairs!

Damaged and curled shingles usually point to leaks in the roof, which can be dangerous to the integrity of your home. In case you notice these issues, try to replace your roof as soon as possible.

On the other hand, if you have cracked or missing shingles, you simply need to get new ones as soon as possible. In such instances, your roof is most likely still undamaged, so no replacement is necessary as long as you are quick with the repair.

3.   Gutters

Next, you need to inspect your gutters. With roofs that are at least 2 decades old, loose gutter granules are a clear sign that both the shingles and the roof might need replacing.

If you notice loose granules quite often, it is best to start planning for a new roof. In the best-case scenario, you will have about 5 years before a replacement is paramount.

4.   Moss and Algae

When roofs are damaged, they usually become breeding grounds for moss and algae. These organisms thrive in moist environments, and they threaten both your home’s safety and curb appeal. So, if you are aware of leaks and you notice a lot of moss on your roof, it is indeed time for a new one.

5.   Chimneys and Valleys

Lastly, if your chimney and roof valleys are compromised in any way, moisture will have an easy route to the inside of your home. When they’re old, these roof elements will easily give in to the elements, leading to a lot of damage to your ceilings and walls.

Depending on the severity of the damage, you can consider only replacing your chimney or getting a whole new roof instead.
