What You Should Know About the Roof Inspection Process

The roof is the unsung hero of your home — protecting you from extreme temperatures, harsh weather, and pesky critters. However, many homeowners take their roof for granted and neglect it until the first signs of damage appear. Unfortunately, when that happens, the roof might already be facing much bigger problems, like structural issues or damaged insulation. How Often Should You Schedule a Roof Inspection?

Generally speaking, you should schedule a roof inspection at least once a year. We recommend you request an inspection in early spring or early fall before snow and rain become a real issue. What Are Roofers Looking For During an Inspection?

During an inspection, a roofer will be on the lookout for unusual wear and tear, leaks, and organic growth issues. They’ll also check for problems that may have occurred during the roof installation or repairs. 

Simply put, you can break down a roof inspection into four categories: 

  • Material Inspection. During a material inspection, the roofer will look for missing, loose, or curling shingles. Afterward, they will inspect if the material of your roof has any signs of stains, moss, or rust. And lastly, the rubber boots and seals around vent pipes will also be checked for deterioration and gaps. 
  • Structural Inspection. The roofer will check for signs of sagging and uneven roof planes while also inspecting the condition of the gutter system, fascia, and soffit. Next, they will inspect the masonry chimney for crumbling grout and cracks. Most professionals will also want to check the venting in your attic, as improper venting can increase moisture buildup, which has a negative effect on the lifespan of your roof. 
  • Interior Inspection. Since roof leaks can do serious damage to your home, the roofer will inspect the attic, interior walls, and ceilings for mold, rot, water stains, and other signs of water infiltration.
  • Workmanship Inspection. Professional inspectors will examine your roof for workmanship problems that can increase the risk of damage in the future. Faulty shingle placement, faulty flashing installation around roof penetrations, and the usage of low-quality materials are all red flags.
