To reduce the potential for damage, it is generally recommended that commercial structures be inspected at least ONCE a year, ideally twice per year. The suggested times for routine inspections are in the spring after the winter season, and late fall after the hot summer but before the winter weather arrives. Other inspections are warranted following a major weather event such as hurricane, high wind event, major ice storm or hailstorm.
Having well kept records also is beneficial when storm events occur and insurance companies have records of what and how your roofing assets have been maintained for claim purposes.
WHY DO ROOFING SYSTEMS FAIL?
Our Solution: Tadlock Roof Inspection Program (TRIP)
An Asset Management/Maintenance Program should be a systematic approach similar to any other mechanical system requiring maintenance. Automobiles for example, require regular inspections and routine maintenance to keep them in operational condition. As with any other maintenance program, the owner/management should assign this duty to a competent and trained person.
The maintenance program should include documentation (inspection forms, photographs, reports, notes, drawings, budgeted costs, etc.) to identify and record the issues noted during the routine inspections and to provide guidance to the contractors who will complete the repair. The goal of a maintenance program is to identify problem areas, complete repairs before they become major issues and extend the life of the buildings components and exterior protection systems.
One of our trained roofing professionals can inspect your properties, compile necessary reports with all documentation, assemble a maintenance plan, highlight immediate concerns, propose budgets and develop a program that will save you valuable investment dollars and prohibit you from replacing systems prematurely.
WHAT SHOULD BE INSPECTED FOR A QUALITY MAINTENANCE PROGRAM?
